TOUR GUIDELINES

 

SOUTH COUNTY REALTORS® ALLIANCE

 

1.  Membership in the South County REALTORS® Alliance is required for tour attendance. Individuals who were members in good standing the previous calendar year, but who have not paid their current dues, may continue to attend only until dues become delinquent on February 1.

 

2.  Members in good standing wishing to place a property on tour may do so by calling in a reservation to the following company. Calls will be taken on a first come, first served basis:

o         Reservations for both tours will not be accepted prior to 9:00 am on the Friday preceding the tour date desired, or after noon the day prior to the designated tour. Please call during business hours. Do not leave voice mail messages on the MSC Advantage's voice mail.

 

o         In order for a property to be accepted for touring, it must have been placed on the Multiple Listing Service (MLS), and the MLS number must be provided at the time of reservation. Members may not call in the listing of a non-member.

 

o         There is no limit to the number of listings per office, however, only one listing may be called in at a time, and only two listings per agent are allowed. If at 9:00 am on the day prior to tour, the tour is not full, each agent will be allowed an additional listing. This will be on a first come, first served basis.

 

3.  Bare land may be toured on an optional basis only. Both Morgan Hill and Gilroy tours shall be limited to 12 residential listings per tour. Optionals on tour are in addition to the above-mentioned 12, and will be limited to two residential listings and two land listings per week.

 

4.  A non-member REALTOR® may join SCRA for the annual fee of $55.00. Click here to Join the SCRA. which entitles them to all the privileges of membership. All non-member REALTORS® must pay all fees prior to calling to place property on tour Non-member REALTORS® may contact the Morgan Hill Tour Director, Shannon Carver, 408-310-7100 or the Gilroy Tour Director, Diane Baty, 408-839-7541 with any questions prior to placing a home on tour.

 

5.  All listings on tour must be represented at the tour by either the listing agent or a member designated from their office. Listings not represented in this manner will be deleted from the tour sheet.

 

6.  No property may be placed on tour more than once in a 12-month period. This also applies to those properties with a change in listing office during this period of time. These properties may only be toured as an optional. The only exception is a property which has changed ownership within the immediate past 12 months and is being sold again.

 

7.  New construction may not be placed on tour until it is completed to the point the property is ready for floor coverings and the walkways and/or driveways have been installed.

 

8.  Properties available for lease will not be accepted for tour.

 

9.  No property outside the tour area, including backups, will be accepted for tour.

 

10.  Format of the Tour Meetings shall be as follows:

11.  Sales may be announced only by the listing agent (or in the absence thereof, by the selling agent). The information reported should contain the following: Address of the property; List price; status, (contingent or non-contingent sale); approximate close of escrow date; and the name of the selling (or listing) agent. No sales outside of our REInfolink service area may be announced.

 

12.  To announce a sale, you must be either the listing or selling agent. Reporting of other office sales is not allowed.

 

13.  No pocket listings (no signed listing agreement at the time) may be discussed at the tour.

 

14.  Properties not listed on MLS Lisings (but within the area serviced by MLS Listings) may be discussed at tour provided there is a signed listing agreement with an exclusion waiver. The agent must cooperate (offer a commission) in order to announce at the meeting. NO EXCEPTIONS.

 

15.  Members are to restrict their “pitches” to only real estate related subjects (those directly related to the operation of a real estate transaction and those enhancing the productivity of a REALTOR®) and to keep their comments brief (under one minute). The promotion of non-SCRA fundraising events is limited to distribution of flyers at the flyer table near the coffee only. ALL advertising of issues, products, etc. not directly associated with SCRA or Real Estate require the Tour Director’s approval prior to promoting it to the members.

 

16.  Members are to announce only price or significant changes (significant change in condition or a change in showing instructions) made to the property when “plugging” listings during “Changes to Old Listings.”

 

17.  Responses to or discussion of announced “Wants and Needs” are to be held outside the regular tour meetings. Agents announcing wants and needs are to keep it brief, highlighting the major parameters in which a client is searching. Agent should also give their name, company and phone number for response.

 

18.  Members displaying flyers, etc. are reminded to pick up all remaining literature prior to leaving for tour.

 

19. All members (REALTORS®, Lenders, Affiliates, etc.)  need to do any and all marketing at the Tour Meeting.  While previewing the properties on tour, only business cards shall be left at the property, placed in an area designated by the listing agent or assignee.

 

20.  All members (REALTORS®, Lenders, Affiliates, etc.) may vote on Home of the Week. In order to vote for Home of the Week, all homes MUST be toured. In order for a vote to be counted, the member must provide a choice for 1st, 2nd, and 3rd (where applicable), or the vote will be discarded.

 

21. Four Tour Captains are chosen by the Tour Committee to conduct the tour meetings. It is recommended the Tour Captains alternate on a regular basis, as determined by the two Captains.

 

22.  Brunch or Luncheons may be served at one property only, and is to be designated at the time of reservation through MSC Advantage. This decision will be made on a first come, first served basis. If possible, the property will be scheduled for the end of tour.

 

23Rentals may not be announced at the meetings, but may be called into MSC Advantage to be placed on the tour sheet. The agent should provide the address, square footage, lot size, cost per month, deposit required, and contact information.

 

24. No listings outside of our RE-Infolink service area may be announced.

 

25. No "Verbal Optionals" may be announced at tour. 

 

26.  Commission rates CANNOT be announced at tour.  Selling Bonuses and/or Drawings can be announced
